The spacious first-floor living area features a modern kitchen with stainless steel appliances and granite countertops, seamlessly flowing into an open dining and living space complete with a sleeper sofa. Step out onto the balcony to catch glimpses of the Gulf and enjoy the morning breeze, with accordion shutters providing extra convenience. A half bath and laundry area are also located on the first floor for your comfort. Upstairs, the master bedroom boasts a Queen bed, a private bathroom, and private balcony access. The guest bedroom offers a twin-over-twin bunk bed, with an additional queen bed, and a private bathroom. Santa Maria has one of the largest heated, in-ground pools on the island. It is surrounded by comfortable chaise lounges, picnic tables. The pool area also has a hot tub and bath house, complete with bathrooms and showers. Santini Marina Plaza is right next to the complex, and you can stroll around the outdoor shops, browse the unique stores for that perfect gift or tropical treasure, or there’s something to satisfy every appetite with a wide array of unique restaurants and snack shops.
Area Activities:
Welcome to Fort Myers Beach! There are multiple state parks nearby that are waiting for your adventures. Jump on the trolley to take you south to the secluded Lover's Key State Park or go north to Bowditch Point Park. The Fish Tale Marina offers boat rentals and dockage for those wanting to get out on the water. Travel around the island in style in a rented Moke or golf cart. Trolley service is also available from Estero Boulevard to the Times Square area, the central hub of Fort Myers Beach. If a day trip is what you are looking for, check out the Key West Express for an unforgettable trip to Key West. Don’t forget to see Sanibel Lighthouse, which is less than 15 miles away!

"My wife, our 11-year-old granddaughter, and I recently stayed at The Sunnyside (Santa Maria Condominiums #104) for a vacation at Fort Myers Beach, and we had a wonderful experience. The condo was exceptionally clean, well-organized, and thoughtfully equipped with everything we needed. The instruction binder was very helpful when we arrived, and the Things To Do binder provided great ideas for activities and restaurants. We especially appreciated the storage closet stocked with beach chairs, umbrellas, a canopy, cooler, wagon, beach blanket, and toys, which made trips to the beach with our granddaughter much easier. We had a nice view of the Gulf, the beach was only a 5–7 minute walk away and was relatively quiet with plenty of shells to find. The pool and outdoor area were also great, with plenty of seating, two gas grills, and a nice view of the marina and boats. One of the highlights of our stay was seeing manatees in the marina, so be sure to keep an eye out for them! We enjoyed several nearby restaurants, with Flippers being our favorite for the waterfront setting and views. Publix, CVS, coffee, and ice cream were also conveniently close, and Times Square was just a short drive away. Communication with the condo owners and management company was easy and responsive. Overall, The Sunnyside was a fantastic place for our family vacation, offering a great location, a quieter beach, thoughtful extras, and everything we needed for an enjoyable stay. We definitely recommend it and would happily stay here again."

"Loved the condo! Rooms had plenty of space and kitchen was well stocked with everything you would need! Very close walk to the beach! Pool was clean and family friendly. Nice grilling area if desired. Would highly recommend if looking to vacation in the area and would return for our next vacation if staying in the area! Beaches were relaxing and well kept. Parking was close to room and carts were provided to help carry all your suitcases and groceries! Would rate our stay 10/10!"

"This condo is beautiful! We really loved visiting the manatees behind the condo on the bay side each morning and evening. The beach is an easy walk right across the street and there is a great coffee and ice cream shop within walking distance as well as an Italian restaurant with great pizza! They were doing a lot of construction on the shopping area that housed these locations so I’m sure even more will be available soon! The condo was perfectly cleaned and had everything we needed plus amazing extras for us & the kids. I cannot recommend this location enough—we will be return visitors!"

"My friend and I took a quick weekend trip to “The Sunnyside”.. Let me tell you, a weekend isn’t long enough! The owners have literally taken care of everything for you, just bring your swimsuits and toothbrushes! This place is fabulous right across the street from the beach. The beds and pillows are oh so comfy, super hot water with great water pressure with all the comforts of home. For families with littles, there is a cute little nook under the stairs with a table & chairs, children’s books and games as well as a whole closet downstairs with ANYTHING you would need for the beach and/or the pool. The pool was gorgeous and heated (same temp as the gulf water) and very nice. This place is so quiet we barely saw other people during our stay. A couple doors down is Bad Ass Coffee as well as an ice cream shop, an Italian Restaurant and Surf Style for anything else you would need. There is nothing I can say is terrible or needs reviewed or repaired. The Hosts were super friendly and helpful if needed. We loved it so much we re-booked for later in the summer! Don’t sleep on this place, I can say it’s the nicest we have stayed in and can’t wait to return"

"The Sunnyside was hands down the best vacation rental we’ve ever stayed in. My husband and I stayed for four nights, and the moment we walked in, we felt at home. The condo was spotless, welcoming, and decorated in a beautiful beachy style that instantly put us in vacation mode. I honestly can’t think of a single thing we needed that wasn’t already there. The kitchen was incredibly well stocked with everything from a coffee maker (with supplies provided!) to a crockpot, blender, dishwasher, and every utensil you could possibly need. The owners have truly thought of everything. One of our favorite surprises was the beach closet stocked with chairs, toys, and a wagon to haul everything with ease. It made our beach days so much simpler. I also loved sitting on the balcony off the master bedroom in the mornings. The beds and pillows were amazingly comfortable and even the showers had fantastic water pressure, which was such a nice bonus. The location was perfect. We were close to restaurants and shops and could easily walk to several places, but the condo was just far enough away from the busier areas that it felt peaceful and quiet. The host was absolutely wonderful—quick to respond, incredibly helpful, and by far the best host we’ve ever had. From restaurant recommendations to all the thoughtful extras throughout the condo, it was clear they genuinely care about their guests having a great experience. This trip gave my husband and me the chance to truly relax and enjoy time together, and The Sunnyside played a huge part in that. We’re already looking at dates to come back with the kids, and I will recommend this place to everyone I know. It was an amazing stay!"

"We just finished a stay and we all loved it! The instructions on checking in and out came through text and email, and were simple to follow. The place was very clean, everything is nicely labeled, and it is well furnished with everything you need. There are TVs with streaming service on them, easy to operate motorized blinds, and even a turntable for listening to some records! This place is directly across the street from our friends' condo they bought this year, so we will be traveling here more often and I'm not sure there would be any reason for us to stay anywhere else unless this place is booked already. 100% recommend! "We have stayed in many beach rentals and The Sunnyside is now at the top of our list. It is a place for complete relaxation, renewal, and a peaceful resbit. The owners thought of everything to make our stay welcoming and enjoyable...from comfy beds and furniture to a lovely lanai to sit and read, play cards, and enjoy your morning coffee. The pool area is lovely with grills and patio furniture which invites you to sit back and watch for manatees in the canal and bunnies under the deck. All the comforts of home are supplied so that you can cook, grill, and make your favorite drink with the blender that's provided. Restaurants and a Publix grocey are nearby along with shopping and an awesome coffee shop...and yes, ice cream, too! The location is close to the beach with beach toys, chairs, and a wagon to help with transporting all your beach comforts. We had an absolutely amazing week at The Sunnyside and we're looking forward to a return visit. Don't hesitate one minute to book your stay in Paradise...The Sunnyside for the win!"

"Great condo. Very nicely decorated and spacious. Kitchen was well equipped. Loved the added touches, like the lights going up the stairs and powered blinds. Pool was wonderful! We were able to see manatees at the marina and the walk to the beach was easy. The italian restaurant and ice cream shop were both great and a quick walk. My only suggestion is to add a broom, there is a vaccum but a broom would be great, especially with how close the beach is!"

"We had the best time staying at the Sunnyside. The condo was perfect. We all agree it is the most thought out beach condo we have stayed in. The condo was very clean and the layout was perfect for small or larger groups Flying in we were afraid we would need things we couldn’t bring, but everything we wanted the condo had available. We were able to pack a lot into four days. We went to Manatee Park had lunch on the beach at Lah de Dah and ordered pizza from Little Sicily to be delivered to watch super
bowl our first day. The second day we spent the day at the beach then went the the pool and out to dinner at Parrot Key Caribbean Grill with some friends from home that are snowbirds here then to Sweet Licks for ice cream Tuesday we walked to the farmers market then spent the day at the beach down by Time Square then dinner at Coconut Jacks and dessert at Sweet Melissa’s (key lime pie dipped in chocolate). The last day went to Sanibel to watch sunrise and go shelling then to JN Ding Darling National Wildlife Refuge and a little shopping lunch at Nervous Nellies pool time late afternoon evening at the Downtown River District and dinner at Cabos Cantina then back to watch the sunset. We saw manatee, dolphins, many birds, found a lot of shells, a starfish and a sand dollar both of which were not alive. We found some cool unidentified fish and creatures on the beach as well. Thank you for sharing your piece of paradise with us. We cannot wait to go back to Sunnyside.

"The Sunnyside was an amazing place to get away from the cold. The condo was nicely decorated and extremely clean. The amenities in both the condo and the beach were well thought out. It was great having a wagon to utilize on beach days. Having not to pack personal items such as blow dryer, beach towels and beach toys made it easier to limit suitcases.
